About this tool
Enter your income (and a partner's), your deposit, the rate and the term. Lenders usually offer about 4 to 5 times income, so choose a multiple. The result shows the loan, the home price it could buy and the monthly payment. Rates and thresholds are for the 2026-27 tax year and can change. A guide only, check gov.uk for the official figures.
How lenders decide
Banks use an income multiple of roughly 4 to 4.5 times, sometimes up to 5 or 5.5 for strong applicants, and then check your spending and credit file. This tool applies the multiple you choose and adds your deposit to estimate the price you can afford.
Example
Two people earning £45,000 and £30,000 at 4.5 times can borrow £337,500. With a £40,000 deposit the price is about £377,500.
Tips
Test the payment at a rate 2 or 3 points higher to see how you would cope if rates rise. Remember stamp duty, legal fees, surveys and moving costs.
計算示例
With the boxes at their starting values (Your yearly income (£): 45000; Partner's yearly income (£): 0; Deposit (£): 30000; Interest rate (%): 4.5; Term (years): 25; Income multiple: 4 times), the tool shows: Home price you could afford (£): 210,000; Monthly payment (£): 1,000; Loan to value: 85.7%; Total paid over the term (£): 300,150; Likely maximum loan (£): 180,000. Change any box to see your own numbers. The result updates as you type, and nothing leaves your browser.
