About this tool
Enter the home price, your down payment, the rate, the term and the PMI rate as a percent of the loan per year. The tool shows the monthly payment with and without PMI and the months until your balance reaches 80 percent of the price.
What PMI is
Lenders usually require private mortgage insurance on a conventional loan when your down payment is below 20 percent. It protects the lender, not you. PMI typically costs 0.3 to 1.5 percent of the loan a year.
When it ends
You can ask to cancel when your balance reaches 80 percent of the original value, and it must end automatically at 78 percent. The calculator estimates the months to 80 percent from scheduled payments.
Example
On a $400,000 home with 5 percent down at 6.5 percent, the loan is $380,000, PMI is about $222 a month and it lasts around 10 years.
Frequently asked questions
How can I avoid PMI?
Put 20 percent down, use a piggyback loan or ask about lender-paid options.
Is PMI tax deductible?
Not under current rules, though this has changed over the years.
Does an FHA loan have PMI?
FHA loans have mortgage insurance premiums, which work differently and often last longer.
Can I cancel PMI early?
Yes, at 80 percent loan to value with a good payment record, or sooner if the home value rose.
