About this tool
Enter the purchase price and your down payment. The calculator estimates the lender fee, appraisal, inspection, title and escrow, recording and prepaid taxes and insurance, and compares the total with the usual 2 to 5 percent range.
What closing costs cover
Closing costs are the fees paid when a home sale completes. They include lender charges, third-party services, government recording fees and prepaid items such as insurance and property taxes. Buyers commonly pay 2 to 5 percent of the price.
Example
On a $400,000 purchase with $80,000 down, the estimate is around $10,700, including about $2,560 of origination, $2,400 of title and escrow and $2,800 of prepaids.
Tips
Your lender must give a Loan Estimate within three days of applying. Compare the fees and ask the seller to contribute where the market allows.
