About this tool
Enter the assessed value of the home, your local effective tax rate and any exemption such as a homestead exemption. The calculator shows the yearly and monthly property tax. Rates vary widely, from about 0.3 percent in Hawaii to over 2 percent in New Jersey.
How property tax works
Local governments tax real estate each year based on the assessed value times a rate. Many counties publish a rate per $1,000 of value, called the mill rate. An effective rate of 1.1 percent is $11 per $1,000.
Example
A $400,000 home at 1.1 percent costs $4,400 a year, or about $367 a month, usually collected through your mortgage escrow.
Tips
Check your assessment for errors and ask about homestead, senior or veteran exemptions. Taxes can reset after a sale, so use the new price when planning to buy.
Frequently asked questions
What is the national average?
About 0.9 to 1 percent of the home value a year, with large differences between states.
Is it paid through the mortgage?
Often yes, through an escrow account that pays the bill for you.
Can I appeal the assessment?
Yes. Most counties have a deadline and a process to challenge a value.
Does a sale change it?
In many places the assessed value is reset to the sale price.
