PMI and closing costs
With less than 20 percent down, lenders usually require private mortgage insurance, costing about 0.3 to 1.5 percent of the loan a year. It can be removed at 80 percent loan to value. Closing costs commonly run 2 to 5 percent of the price and include lender fees, title and escrow, recording and prepaid items.
Property tax
Taxes are the assessed value times the local rate. An effective rate of 1.1 percent on $400,000 is $4,400 a year. Ask about homestead and other exemptions and check your assessment.
Rent or buy
The calculator compares the net cost of owning (interest, tax, upkeep, buying and selling costs, less price gain) with rent over the years you plan to stay. Buying usually needs five to seven years to beat renting because transaction costs are high.
Leases and EVs
A lease payment is depreciation plus a finance charge, where the money factor is APR divided by 2,400. For electric cars, the cost per mile is the price per kWh divided by miles per kWh.
Tips
- Compare the lease with a loan on total cost, not only the payment.
- Ask lenders for a Loan Estimate to compare closing costs.
- Cold weather lowers EV efficiency by 20 to 30 percent.
