About this tool

Estimate the Stamp Duty Land Tax you pay when buying a home in England or Northern Ireland. Choose a home you will live in, a first-time buyer, or an additional property such as a second home, and tick the box if you are not a UK resident. Rates used are those in force from 1 April 2025. Scotland (LBTT) and Wales (LTT) have different taxes and are not included. This is an estimate, not tax advice.
