About this tool

Choose the financial year you bought and the year you sold, and enter the purchase cost, improvement cost, sale price and selling expenses. The calculator indexes your cost with the CII, shows the indexed gain and the tax at 20% plus cess.

The formula

Indexed cost = cost × CII of the year of sale ÷ CII of the year of purchase. The CII values are notified by the government: for example 254 for FY 2015-16, 348 for FY 2023-24, 363 for FY 2024-25 and 376 for FY 2025-26.

Where to use it

Indexation applies to long-term gains on property bought before 23 July 2024 if you choose the 20% option; for other cases the 12.5% rate without indexation applies. Compare the two with the capital gains calculator.

Not included

Section 54 and 54EC exemptions, the base year of 1 April 2001 for older assets, and surcharge.

Worked example

A property bought for ₹30 lakh in FY 2015-16 (index 254) and sold in FY 2023-24 (index 348) for ₹70 lakh with ₹70,000 of expenses: indexed cost is ₹41.10 lakh, the gain ₹28.20 lakh and tax at 20% with cess about ₹5.87 lakh.

Tips for best results

Check every box before you rely on a result, because one wrong digit changes the whole answer. Use the exact figures from your payslip, bill, certificate or contract, and keep a note of the date you calculated. Rates, thresholds and rules change from time to time, so for tax, fees and legal matters treat the output as an estimate and confirm with the official source named on this page. You can run as many scenarios as you like; nothing is saved or sent, and refreshing the page clears the boxes.
