About this tool
Choose the asset, enter the buy and sell prices and how long you held it. The calculator decides if the gain is short or long term and applies 20% or 12.5% (with the ₹1.25 lakh exemption on listed equity), and for property bought before 23 July 2024 it compares the indexed 20% option.
Rates from 23 July 2024
Listed shares and equity funds: short-term gains (12 months or less) 20%; long-term gains 12.5% on gains above ₹1.25 lakh a year. Other assets such as property and gold: short term is taxed at your slab rate; long term (more than 24 months) 12.5% without indexation.
Property bought before 23 July 2024
Resident individuals and HUFs can choose to pay 20% with indexation on the cost instead, whichever tax is lower. The tool uses the cost inflation index and picks the lower tax.
Cess and exemptions
A 4% cess is added. Exemptions such as sections 54 and 54EC for property and set-off of losses are not modeled; surcharge is not included.
Worked example
Listed shares bought for ₹5 lakh and sold for ₹9 lakh after 18 months: the gain is ₹4 lakh, ₹2.75 lakh is taxable after the ₹1.25 lakh exemption, tax is ₹34,375 and ₹35,750 with cess. Sold after 6 months the tax is 20% of ₹4 lakh, ₹80,000.
Tips for best results
Check every box before you rely on a result, because one wrong digit changes the whole answer. Use the exact figures from your payslip, bill, certificate or contract, and keep a note of the date you calculated. Rates, thresholds and rules change from time to time, so for tax, fees and legal matters treat the output as an estimate and confirm with the official source named on this page. You can run as many scenarios as you like; nothing is saved or sent, and refreshing the page clears the boxes.
