About this tool
Enter the price, down payment, loan terms, closing and rehab costs, monthly rent, vacancy and your yearly operating costs. The calculator shows net operating income, cap rate, debt service, annual cash flow, cash-on-cash return, DSCR, the 1% rule and the gross rent multiplier.
The numbers
Net operating income (NOI) is rent after vacancy minus operating costs, before mortgage payments. Cap rate is NOI divided by the price. Cash flow is NOI minus the mortgage payments, and cash-on-cash return is yearly cash flow divided by the cash you invested (down payment, closing and rehab costs).
Operating costs
Property tax, insurance and HOA are yearly amounts. Maintenance and management are percentages of collected rent. Utilities you pay, capital reserves and landlord licenses can be added to maintenance.
Rules of thumb
The 1% rule asks for monthly rent of at least 1% of the price. A DSCR above 1.25 is what many lenders want. These are screening tools, not a replacement for a full analysis of rents and repairs.
Worked example
A $300,000 property with 20% down at 6.75% and $2,600 of rent: $69,000 of cash invested, NOI $19,898 (cap rate 6.63%), mortgage payments $18,680 a year, cash flow $1,218 a year, a cash-on-cash return of 1.77% and a DSCR of 1.07. Rent is 0.87% of the price, below the 1% rule.
Tips for best results
Check every box before you rely on a result, because one wrong digit changes the whole answer. Use the exact figures from your payslip, bill, certificate or contract, and keep a note of the date you calculated. Rates, thresholds and rules change from time to time, so for tax, fees and legal matters treat the output as an estimate and confirm with the official source named on this page. You can run as many scenarios as you like; nothing is saved or sent, and refreshing the page clears the boxes.

Frequently asked questions
What is a good cash-on-cash return?
Investors often look for 8% to 12%, but it depends on the market, the risk and the alternatives.
Does it include appreciation?
No. It shows income only; price changes and loan paydown are extra.
How do I choose the maintenance percentage?
5% to 10% of rent is common; older properties need more.
Is the cap rate affected by the loan?
No. Cap rate ignores financing; cash-on-cash and DSCR include it.
